In the late 1970s, Tony began his real estate career working on leases of Altamont pasture lands for wind turbine development. In 1984, he earned his broker's license and opened Souza Realty, reestablished as Souza Realty & Development in 1991.

As a real estate consultant, Tony is engaged in litigation support, analyzing impacts of condemnation activities on property and providing testimony as an expert witness in condemnation cases and other legal proceedings.

Tony is a member of many professional associations, including the Tracy Chamber of Commerce, Central Valley Association of REALTORS, California National Association of REALTORS, Counselors of Real Estate (CRE), American Wind Energy Association, Urban Land Institute, Building Industry Association of the Delta and the Business Council of San Joaquin County.

In 1994, Tony was awarded the CRE designation by the Counselors of Real Estate and 1999, was elected to the national board of directors of the CRE and served as Chairman of the Northern California Chapter as Chairman of the Board in 2007. In addition to the CRE designation, Tony also holds the prestigious designation of Fellow Royal Institution of Chartered Surveyors (FRICS).

Tony served on the Planning Congress for Contra Costa County, the County's Agricultural Task Force and the South East Contra Costa County Advisory Committee. In the community of Tracy, he has served as Chairman of the 1989 Tracy Tomorrow Growth Committee, the 2001 Tracy Tomorrow Transportation Committee and was appointed by the Tracy City Council to serve on the Tracy Tomorrow and Beyond Committee as Chairman.

Tony has been and continues to be very active in community activities. He was chairman of the Development Council of Tracy Community Memorial Hospital, and led the formation of hospital’s Foundation. He served as President of the Tracy Rotary Club from 1989-90. Tony is active in St. Bernard's Catholic Church and was named Entrepreneur of the Year by the Tracy Chamber of Commerce in 1996.
